HoABL’s debut offering in Nagpur is Nagpur Marina, a 78-acre waterscaped development in South Nagpur.



Nagpur is entering a defining decade. Long known for oranges and industry, the city is now among India’s most promising growth markets. Colliers International ranks Nagpur as the country’s No.1 emerging city, supported by public and private investment of more than Rs 3 lakh crore.


Large infrastructure projects are reshaping the region. The Samruddhi Mahamarg Expressway, MIHAN, the International Business and Finance Center, and the expanding Metro network are opening new economic corridors. About Rs 1.35 lakh crore has already gone into four new expressways. Private investment of Rs 70,000 crore is fuelling the Butibori–Hingna belt. The Rs 11,300 crore IBFC aims to be Nagpur’s version of BKC and GIFT City. Work on the airport expansion worth Rs 3,275 crore, along with a Rs 13,748 crore ring road, is pushing the city toward a connected urban hub ready for business and lifestyle growth.


The shift is not only industrial. A rising group of professionals, entrepreneurs, and NRIs linked to Nagpur now seeks luxury, wellness, and global living standards. The House of Abhinandan Lodha (HoABL) has entered the market with a view to serve this demand.

Nagpur Marina: HoABL’s first project in the city

HoABL’s debut offering in Nagpur is Nagpur Marina, a 78-acre waterscaped development in South Nagpur. It draws inspiration from waterfront cities such as Monaco, Singapore, and Dubai. The project is built on what HoABL calls The Waterfront Code, which brings together five pillars seen in leading waterfront destinations: leisure by the water, social celebration, wellness-focused natural spaces, bold modern architecture, and homes that signal status.

Nagpur Marina includes more than 20 water features and over 40 lifestyle experiences. Its location near the Samruddhi Expressway and IBFC places it at the centre of the new growth belt. The corridor is forecasted to see a 5.2X rise in land values over the next ten years. For HoABL, this is not only an entry into Central India, it is also a push to bring a fresh style of luxury living to the city.


A sky campaign over Futala Lake

To announce its arrival, HoABL carried out an aerial campaign on November 6, 2025, over Futala Lake. Three professional paramotor pilots flew over the landmark with large banners carrying HoABL and Nagpur Marina insignia. The sight drew attention across the city.

The aim was to introduce the brand in a way the public would feel and remember. The activation served as a city-scale welcome, built around a simple idea: connect land, water, and ambition. According to CEO Samujjwal Ghosh, Nagpur reflects the energy of India’s next-generation cities, and the entry signals a new chapter in the city’s luxury story.



Media amplification and digital reach

A full PR plan backed the campaign. Before the aerial display, the communication team released Nagpur’s Growth Story, a content series that highlighted data on infrastructure spending, the logistics advantage, and rising forecasts for land appreciation. These stories created interest without direct advertising.

On launch day, a press release went out across national and regional media. Local newspapers covered the event, while business, luxury, and real estate outlets picked up the larger narrative. Social media creators across premium, Marathi, and business segments added digital buzz. CMO Saurabh Jain shared insights on how the brand uses experiential marketing to introduce projects with emotion and clarity.


Impact in the city

The Futala Lake activation became a key topic of discussion that week. It raised awareness of HoABL, positioned the company as a serious long-term player, and helped build an emotional connect with local residents. The event also signalled the arrival of a brand that enters markets with scale and purpose.


A new phase for Nagpur

With Nagpur Marina, HoABL is not only launching a project. It is contributing to the growing idea of Nagpur as a lifestyle capital. The city that once stood for industry alone is now ready for a higher standard of living, and HoABL has placed itself at the front of this shift.
